The outdoor areas are the villa’s highlight. A 73 m² pool—available heated upon request—sits amid a carefully tended garden and lawn, complemented by 10 sun loungers, two sun umbrellas, an outdoor mini bar, barbecue and an expansive dining terrace for up to 20 guests. The grounds are fenced for privacy and include private parking. The estate also supports events and weddings upon request, while policies such as smoking only outside, pets on request and a restriction on young groups maintain a tranquil atmosphere.

There is one additional apartment and one studio connected to the main house, each with one bedroom. One unit is like an apartment with a separate bedroom, and one is like a studio. Both have their own exit to a small terrace (groundfloor).

Next to the summer kitchen, there is a room with a fridge and a wine cooler.

Located just 5 km from local restaurants, markets, cafés and Višnjan’s centre, and 20 km from the nearest beaches, the villa is an excellent base for exploring Istria or enjoying on-site seclusion.
