About Villa

Nestled in Kanica close to Rogoznica on the stunning Dalmatian coast, this luxury villa, offers an exceptional retreat for up to eight guests seeking the perfect blend of modern comfort and Mediterranean elegance. Spanning 160 m² of thoughtfully designed interior space on a 400 m² fully fenced plot, the property delivers an unparalleled sense of exclusivity. With sea views framing the surrounding landscape, every moment spent here is touched by the natural beauty of the Adriatic.

Inside, the villa's four beautifully appointed bedrooms comfortably sleep eight guests, including a master bedroom with an en-suite bathroom for convenience. Three additional bedrooms — two with double beds and one with twin single beds — ensure flexible accommodation for families or groups of friends.

Three well-equipped bathrooms, each featuring a shower, toilet, and washbasin, are finished to a high standard and include the added luxury of underfloor heating. The open-plan living area is furnished with a couch and armchair, creating a welcoming space to relax, while the fully equipped kitchen boasts a Nespresso coffee machine, dishwasher, oven, microwave, freezer, and every appliance needed to prepare and enjoy meals together. An indoor dining area for eight completes the picture of a home designed for effortless entertaining.

Step outside and discover an outdoor oasis centred around a stunning 30 m² heated saltwater pool — a rare and indulgent feature that ensures comfortable swimming regardless of the season. Eight sun loungers, a sun umbrella, and an outdoor shower make for effortless poolside living, while the BBQ area and garden furniture invite long, leisurely al fresco dinners beneath the Dalmatian sky. The carefully tended garden adds a lush, serene backdrop, and the fully fenced yard ensures complete peace of mind for families travelling with young children.
