Outdoors, the property is a private Mediterranean retreat: a 66 m2 swimming pool, an adjoining jacuzzi, eight sun loungers, two sun umbrellas, pool towels and an outdoor shower create a resort-like setting. Dine alfresco at the outdoor table for ten, grill on the barbecue, or let a private chef prepare a bespoke meal (available on request / extra charge). The grounds are fully fenced with private parking, a carefully tended garden and lawn, trampoline and table soccer for children and families. Pets are welcome upon request; smoking is permitted only outside. Events are generally not allowed, though weddings and specific arrangements can be discussed on request.

Located just 1 km from Novigrad town centre and local markets, with beaches approximately 12 km away and the airport 35 km distant, the villa is convenient for exploring Istria’s coastline, local restaurants (nearest 6.8 km) and cycling trails.
